Opus Center at Union Station

MENG Analysis was taked to do a third-party review and analysis of the building systems and materials for Buildings 2 and 3 at the OPUS Center at Union Station.  This review focused on the quality of the overall building construction and issues which might affect maintenance and operation, both in the short and long term.  These are owner-operated, class A type institutional buildings with a 40-year life expectancy. 

Key comments included:

  • A visual review of all caulking and sealant joints should be done every five to six years.  Repair of any defective joints should be done at this time.
  • The units in Building 2 are currently being used for temporary heat.  The tenant improvement work in progrress is generating a large amount of plaster dust, which is clogging the filters.
